We find heavy value add real estate and specialize in self storage conversions.
We believe there are four buckets of risk and reward from low to high.

Existing Self Storage

We consider this approach the Low risk / Low reward. This is an existing facility with no room for expansion, but we can bring our management skills to trim Expenses and gently Increase Income. These are highly sought after, the market is typically “Open for Offers” and is very competitive.

Conversion Self Storage

This approach is again riskier without an experienced operator. Medium Risk / Medium – High Reward. This is our sandbox, we love Building Conversions. We can repurpose an existing “Big-Box” store, grocery store, or warehouse for self-storage where it did not exist before. We like this “under-the-radar” model because it is a great blend of our skill set: Construction, Management, and great underwriting.

Mis-Managed Self Storage

We consider this approach the Low risk / Low reward. This is an existing facility with no room for expansion, but we can bring our management skills to trim Expenses and gently Increase Income. These are highly sought after, the market is typically “Open for Offers” and is very competitive.

Development Self Storage

This approach is a Ground-Up development. High Risk / Medium – High Reward. Again, it is bringing new storage to an underserved location, but there is a lot of risk and time in the Entitlement Process, Architecture & Engineering Phase, Permitting, and Building Cost risks. In our experience on several ground-up projects, the rewards don’t outweigh the risks, so our appetite for these projects is lower.
